I work with a lot of investors who love to buy multi-units or attached type styled properties. This morning I was curious as to what was going on with all of the inventory in Panama City Beach, FL concerning this type of property. I found out that the favorite price point of under $100,000 is shrinking quickly. There are currently only 17 listings in this category. There have been 6 sales in the last month. At this rate we will run out of inventory completely in just 12.3 weeks.
It has been for a long time a buyer’s market, but I see the signs on the wall and the shift to a seller’s market about to appear.
This is all based on the “unknown” of what the banks are holding, if anything and when if anything the next round of foreclosures may hit the market. For now though things are steady as they go.
