DR Horton is one of America‘s largest home builders. They are in my local market building a lot of new homes. They have taken over defaulting neighborhoods and making them whole again. Up until June 1st, they were paying up to $7,500 in buyer‘s closing costs for most communities. Now they have reduced this amount to just $4,000. The prices of their homes also are going up by about 1-2% per month as they are having a difficult time in keeping up with inventory demands.
They used to also allow a buyer to use a local approved mortgage company who was offering great rates and assisting buyers through the process. Now, in order to qualify for their incentives a buyer must use DHI Mortgage or USAA. These are a buyer’s only two choices. This should not be even legal, but it is and they can make this demand of new buyers in order to get the incentives.
You may think it wise to visit a DR Horton sales center without being represented by an Exclusive Buyer’s Representative, but I highly suggest that you don’t. I represent buyers buying new DR Horton homes and I will help you through their process.
They will tell you that you don’t need a home inspection because you are buying a brand new home. All of my buyers thus far have had a home inspection per my recommendation and none have had a clean report yet. Just because a home is brand new does not mean that it won’t have problems. In one home the dryer vent in the attic was not even connected. Can you imagine all that dryer fuzz collecting and possibly catching on fire one day? If the home had never been professionally inspected, this may have gone undetected.
Please consider using someone other than the on-site sales person who represents the interests of the seller when purchasing a new home. You deserve representation too. This is what I do.
