Walton County Trend Report shows that we are way up in sales in this county. Walton County is located in the Panhandle of Florida beginnning at the Alabama Line down to the Gulf of Mexico.
New Home sales were up 15 % in the month of May over last year and for the year to date figure new home sales are up a whopping 28% over 2012 figures.
Resale of Single Family Homes were up 32% over May of last year and for the year up 13%.
In the category of condos and townhomes in the resale category they were up slightly for the month at just 6% and up slightly for the year at 3%. Condo financing continues to be an obstacle where a buyer needs a minimum of 25% down in order to purchase. Debbie Parmer at Regions Mortgage has some attractive condo rates and can handle most all of them and when she can’t Bobbie Celano at Trustmark Bank can get it done.
In the area of Residential Lots they are up 21 percent for the month over last year’s figure and up just .28 for the yearly figure.
What is down significantly are foreclosures. We are seeing only half of what we used to see in this category. Inventory is being absorbed and prices are actually stable.
Real Estate is always local so don’t believe only the National Polls and information, but I can tell you that if you are looking to buy you should not wait any longer. Your window of opportunity is shrinking.
