So one of the many questions I get is how is the real estate market? I can tell you we have a lot of listings right now. In the Emerald Coast Association of Realtors©, we currently have 4,317 listings to choose from. The Median List price is now $479,000 in my market area which is trending upward. It is taking 3.91 months to sell a property on average. Buyers can only expect a 3-4% savings off of the seller’s list price. Lower priced properties priced between $250,000 and $350,000 are the ones that sell the fastest.
In the higher market area above $2,250,000 there are 59 properties pending a closing today.
So from the low end to the high end, there are properties still selling. It has become harder to show properties and rules do exist. As a buyer be prepared to be asked to wear a mask and have no more than 2 people viewing the property at any one time.
As a seller, be prepared to make sure that your home is cleaned thoroughly and sanitized to the best of your ability.
I always wear a mask and gloves when needed. I have hand sanitizer to clean my hands after every showing and never allow another in my car. You will be expected to follow your Realtor as prescribed by best practices.
Florida Covid19 cases are spiking right now and we have 103,503 confirmed cases in the State of Florida as reported by the Department of Health. We have had 3,238 deaths and rising. In Walton County, there are 188 confirmed cases right now with 9 deaths. It is the fact that we do not have a lot of hospital beds in this small resort town to handle much more already. There are 23 people in the hospital right now trying to beat this Pandemic. Beds are full.
